If you are looking to create some space at home and are happy to part with your garage, then a garage conversion might be the ideal project for you. Using our garages for the purpose of which they were built for, i.e storing cars, is very much a thing of the past. At best, we mainly use them for storage, so a better way to utilise that space may just be a garage conversion.

Converting a garage into usable living space is an affordable and relatively simple job. But before you start, you’ll need to consider the following.

Cost

The cost of a garage conversion always depends on:

  • The complexity of the job
  • The size of the space
  • What type of room you will be converting it to

Project costs will vary depending on structural changes, utilities and plumbing, and the condition of the existing structure prior to work will also factor.

Planning permission

Most integral garage conversions will usually fall under Permitted Development, meaning planning permission is not required. However, anyone living in a designated area, such as a Conservation Area, Area of Outstanding Natural Beauty or National Park will normally be required to gain planning permission, and if you live in a listed building you will need to seek Listed Building Consent.

Building regulations

Your builder will be aware of what building regulations will apply to your garage conversion but this will include:

  • Fire safety: escape routes and fireproofing must be put in place.
  • Ventilation: moisture proofing and good ventilation is essential.
  • Thermal performance: floor, wall and loft insulation is required.
  • Acoustics: soundproofing will be necessary.
  • Electrics: certain electrical work must only be carried out by a suitably qualified electrician.
  • Structural concerns: foundations will need to be assessed and reinforced where necessary.

Usability 

A garage conversion can add extra living space to your home, with several potential uses for this new room.  There are plenty of garage conversion ideas to explore — from an extra bedroom or a utility room, to spaces like games rooms and home gyms. One of the more popular uses, with the current climate of hybrid working looking like its here to stay, is a home office. This could give you that much needed separate working space from your main living area.

Add value to the property

Garage conversions are perhaps one of the cheaper ways to add value to your home and often much more cost-effective than a home extension. On average, a garage conversion can add about 20% of your property value – sometimes more depending on the quality of the build and design. For the lower return, you can still receive up to 10% added value to your home.
