Extensions are an increasingly popular way of increasing the space in your home. They are a great way of creating larger living spaces, or new rooms for an expanding family without the cost, stress and hassle of having to move house. With more people now working from home, another popular choice is to extend to accommodate a better work/life balance, with an office or separate room for work.

Types of Extensions

Single or Double Storey

Building regulations state that you can now add a single-storey extension up to 6m in depth on an attached property and 8m on a detached property which is double the previous size allowance before you needed to obtain planning permission for your house. A two-storey extension can’t be closer than 7m to the rear boundary and the height and depth restrictions also change.

Both of these are great options to add more space. A single storey extension is an ideal way to create extra living space in your home, and might allow you to expand an existing small kitchen into a kitchen dining and living space, whilst a double storey extension gives you all of the above, plus extra bedroom and bathroom space upstairs.

Garage conversion

A garage conversion is one of the easiest and most cost-effective ways to increase the size and value of your house, and we rarely use our garages for storing cars. If you are converting a detached garage, as opposed to an integral one, you are more likely to require planning permission, or need to apply for a change of use. A planning permission application might also be required if you plan on making significant changes to the appearance of the garage, such as extending it, raising the roofline or introducing larger areas of glazing. 

Loft conversion 

Recent research carried out by the Nationwide Building Society has shown that by converting a loft space, your house value can increase by as much as 20%. As well as creating the extra space and adding value, a loft conversion can even make your home more energy efficient. Most loft conversions do not need planning permission as they can be done under permitted development rights, and can range from a roof light conversion to a dormer, with many variable options.

Conservatory 

If you and your family require more living space, adding a conservatory is a brilliant way to make this possible. Modern conservatories are extremely versatile and secure, and you can use them for almost anything you like. A conservatory can serve as an office space, a dining room, an extra living room, a children’s playroom, and can offer wonderful light for you to enjoy your garden view.

You’ll probably need planning permission if you want to:

  • Build something new
  • Make a major change to your building, such as building an extension
  • Change the use of your building

 

If your project needs planning permission and you do the work without getting it, you can be served an ‘enforcement notice’ ordering you to undo all the changes you have made.
